Design-Build & CM/GC

One team from concept through commissioning.

Delivery-method projects succeed when the contractor is at the table while decisions are still open. We bring estimating, constructability, scheduling and field leadership into design, and we keep the cost model open so the owner can make trade-offs with real numbers.

Scope of work

  • Preconstruction and constructability review
  • Target-value design and open-book estimating
  • Permitting and agency coordination
  • Early works and long-lead procurement
  • Guaranteed maximum price development
  • Integrated commissioning and closeout

Technical capabilities

  • Progressive Design-Build
  • Design-Build
  • CM/GC and CM at Risk
  • Interactive estimating and risk registers
  • Schedule and cost model integration
  • Owner reporting and decision logs

The cost model is a design tool

In a delivery-method project, the estimate is not a number submitted at the end; it is a live model that tells the owner what a decision costs. We price alternates during design, identify the long-lead items that control the schedule, and show the risk behind each allowance.

Constructability before commitment

Our superintendent and trade partners review the drawings while they can still change. We look for access, crane reach, formwork repetition, tie-in sequence and the temporary conditions that drawings often leave to the field. The result is a design that can be built with the crews and equipment available.

One schedule, one team

Design, permitting, procurement and construction are tracked on a single schedule with named owners for every activity. Owner decisions are logged and dated so the project can move without waiting for meeting minutes to become action.

Commissioning is designed, not improvised

For water and wastewater projects, we define the commissioning sequence during design and carry it through the schedule to substantial completion. The owner’s operators are part of the team from the first workshop.

How does a contractor get on the Craneway Civil Construction bid list?
Submit the enquiry form on our contact page with your trade, license numbers and a current certificate of insurance. Our estimating team reviews new subcontractors and suppliers weekly. Once approved, you will be added to the bid list for the scopes that match your capabilities and will receive invitations through our estimating system.
What is Craneway Civil Construction’s bonding capacity?
We maintain a $150 million aggregate bonding capacity with a $60 million single-project limit through our surety. Current bonding and financial references are included in our prequalification packet, which can be requested from our estimating team.
Do you self-perform concrete, earthwork and pipeline work?
Yes. Craneway Civil Construction directly employs concrete, carpentry, excavation, paving and pipeline crews. We self-perform the structural concrete, earthwork and underground work that sits on the critical path. Mechanical and electrical work is performed by long-term subcontractor partners who are integrated into preconstruction.
How do you handle traffic control and public impact?
Traffic control is planned during preconstruction with the owner and the local jurisdiction, not improvised in the field. Our work plans identify lane closures, detours, access for emergency services and business entrances before mobilization. For larger corridors we provide public information support, including notices, signage and a staffed project line.
What delivery methods do you offer?
We deliver Design-Bid-Build, Design-Build, Progressive Design-Build, CM/GC and CM at Risk. Our preconstruction team can support alternative-delivery pursuits with constructability review, open-book estimating, target-value design and GMP development.

Let’s scope the work.
